We have a rigorous tenant selection process and will not settle for just anyone to live in your property. Extensive checks are carried out to confirm an applicant’s employment history and our ability to access the National Tenancy Database (NTD), allows a thorough search of rental and credit history.
MAXIMISING YOUR RENTAL RETURN
Our property professionals know the rental market and will carefully monitor the local activity to achieve the highest possible rent for your property. Local market knowledge is the key. We will conduct an initial rental appraisal followed by regular rental reviews to ensure your property is always performing to its full potential in the current market.
MAXIMISING CASH FLOW
It is our priority to maximise your revenue and minimise any loss. Rent is paid to UPM monthly in advance and will be paid to you, less any agreed fees and expenses, within 48 hours. One of our most important tasks is to ensure that the tenant pays the rent on time. We have a zero-tolerance position towards rent arrears and follow a strict arrears management system. In the worst case scenario, we will not hesitate to follow the necessary steps to recover possession of your property via the Victorian Civil & Administrative Tribunal (VCAT), to minimise any loss to you.
MARKETING YOUR PROPERTY
Our aim is to generate maximum exposure at minimum expense. We will feature your property on the most popular real estate websites, as well as our own. Other effective marketing tools will be used and tailored to suit your property. In many cases, we will use print advertising, letterbox drops and other suitable marketing strategies. Inspections are imperative to securing a tenant; regular Open for Inspections will be advertised and we will offer personal inspections as appropriate.
UP TO THE MINUTE REPORTING
UPM uses the most up-to-date software to manage your investment. And enables you to view the activity of your property at any time of day or night, 24/7, via our Landlord’s portal at Online Agent. In addition, we will provide you with monthly or yearly income and expenditure reports to assist you or your Accountant in preparing for your tax requirements.
MAINTAINING YOUR ASSET
We will carry out regular routine inspections throughout the lease term and will conduct a final inspection at the end of a lease. All lease documentation is prepared in accordance with the Residential Tenancies Act 1997. A Condition Report of your property will be prepared just prior to a tenant moving in. UPM will handle any maintenance requirements including general repairs or faults covered by a builders or manufacturers warranty. We will seek your consent before any work commences (other than emergency repairs stipulated in the Residential Tenancies Act) and will arrange payment on your behalf from the rental funds. We manage maintenance meticulously ensuring all work is completed correctly and cost effectively.
OUTGOINGS, FEES AND INSURANCE
UPM can pay other expenses relating to your property such as utility charges, council rates, Owners Corporation fees etc. Simply notify UPM that you require these expenses to be paid from the rental income and we will arrange to do so. Landlord insurance protects you in the event of the tenant defaulting on rental payments or accidentally causing any damage. Policies usually include public liability and Fixtures & Fittings cover (e.g. window furnishings, carpets). Whilst not compulsory, we strongly recommend that you take out a Landlord’s Insurance Policy.
